Construction Maintenance & FM Manager

To ensure that the Council’s building stock is maintained in accordance with compliance, legislation and is fit for purpose. Ensuring key policies and procedures are implemented and adhered To ensure that the work of the service area is co-ordinated with other teams such as Asset Management, Parks & Countryside, Health & Safety, Sport & Recreation, and Libraries so that the Council’s assets are correctly recorded and managed. Ensure all financial aspect, both capital and revenue, are monitored and targets met.

Asset Building Survey Team Leader

Responsible for a sector of the Council’s building programme Responsible for design, specification, quality assurance, programme delivery, audit and procurement matters.

Monitors workload for staff and carries out day to day repairs and Capital Programme work ensuring KPI’s are met  and SLA’s are managed.

Responsible for day to day repairs for all corporate buildings and school SLA for electrical, including major schemes, supervision of contracts and contractors.

Mechanical (JW)

Responsible for the preparation of orders on the Concerto system for repair and maintenance of all heating/mechanical works  utilising the Council’s Schedule of Rates and supervision of the execution of such work as may be required by senior officers. Emergency day to day contractor management, Health and Safety and managing school SLA.

Mechanical (MB)

Responsible for the preparation of orders on the Concerto system for repair and maintenance of all heating/mechanical works  utilising the Council’s Schedule of Rates and supervision of the execution of such work as may be required by senior officers. Emergency day to day contractor management, Health and Safety and managing school SLA.

 

Structural Engineer (IMc)

Responsible for all structural repair work throughout the Authority. Providing assistance to all staff. Ensuring full specification details and drawings provided for major schemes. Covering emergency structural call outs.

Team Leader Help Desk (JD)

Monitor and manage help desk officers to ensure workstreams are prioritised. Develop expertise and provide support to colleagues in processes and IT systems used within the Facilities Management team. Coordinate FM and Property Maintenance team staff to ensure jobs are prioritised and assigned to appropriate individuals. Create work orders/requisitions for supplies and services using EAM, 1Business and any future systems utilised within the department.  Carry out Purchase Co-ordinator role if required. Respond to emergency calls by contacting appropriate team members or external contractors. Provide administrative support as needed for building management functions.

Provide advice, support, guidance and assistance to Heads of Service, managers, staff and external partners as to their duties in relation to the relevant legislation. Manages compliance section.

Compliance Team Leader (SP)

Analyse and interpret new and existing Health, Safety and property related legislation. To provide professional and competent written and verbal advice, guidance and support to all managers, employees, Head teachers and Governors relating to occupational health, safety and legislative compliance to ensure all known risks, including property management, are managed safely Review as to how the Council should implement such legislation including the drafting of new, or revision of, existing policies, strategies and procedures.

Compliance Officer (vacant post)

  1. Raising PPM orders on a monthly basis

  2. Receiving monthly orders, checking the paperwork and Reviewing them.

  3. Raising simple Remedials, retrospective remedials carried out during the PPM visit and raising remedial orders which are basic in their remedial.  (Each discipline would have a range of remedials that the CAO would be able to raise.)

  4. Ensuring complex remedials and business cases are reviewed and highlighted to the relevant contract officer

  5. Reviewing Remedial AFP’s and ensuring the relevant order is changed from Non-compliant to Compliant

  6. Liaising with relevant contractors to ensure remedials are programmed in a timely manor

  7. Reviewing all messages relating to PPM Schedules from all contractors

  8. Reviewing PPM orders before they are issued to ensure they are still valid and appropriate – this would mean checking EICR M3 and sites are covered.

  9. Reviewing contact details on Concerto and updating where appropriate

  10. Possible work from the energy team to review bills and make calls to the energy providers to take the pressure of Ben.
